Citywide Capital Limited (CCL) is a small finance company that specializes in providing secured short term mortgage advances of between $200,000 to $2m. We focus on property-only securities and the takeout capability of the applicants. Because of the hands on management approach we tend to make fewer loans so as to keep control.
Security is always required by way of Registered First or Second Mortgages secured against the property. Sometimes where appropriate additional charges over business and personal assets are required but at all times personal guarantees are taken.
CCL has no doubt the only reason borrowers come to it is because there is a problem that is not bankable, otherwise they would just go to the bank. Over the years CCL has developed robust management and operating systems with attention to on-going management of each loan throughout the term of the advance. If the loan goes off track we step in and micro manage the project to completion.
CCL does not participate by way of taking equity positions on any project. We are financiers, not developers, and do not use any investor funds for our own purposes except in exceptional circumstances if a project turns sour and we think our position is better protected by buying back the subject property. That has only happened on two occasions in our history.
CCL has operated successfully for over 16 years and for 6 years raised funds by way of Public Prospectus. As a consequence of the recent regulatory changes for finance companies and additional financial requirements it became clear that CCL was too small to afford the on-going costs of issuing prospectuses and so we withdrew and repaid all subscribers to the prospectus.
CCL now operates as a private finance company without a prospectus and obtains its funding either from people who are not members of the public under s3(2)(a) or from Eligible Persons in terms of s 5(2) of the Securities Act.
